Mid-Term Inspections
A routine, independent check partway through a tenancy — the cheapest insurance a landlord has against a small problem turning into an expensive one.
What's included

Notice given to the tenant
Standard notice period observed before any visit, in line with the tenancy agreement.
Walkthrough visit
A lighter-touch inspection than a full inventory — typically 20–30 minutes.
Report within 24 hours
Often the same day — a short, clear summary with photos of anything that needs following up.

A mid-term visit is how a slow leak gets caught while it's still a £40 fix, not a £4,000 one at the end of a tenancy — and it gives landlords an up-to-date record even outside of move-in and move-out.

Mid-term questions
How often should a mid-term inspection be done?
Most landlords go for every 4–6 months, though it depends on the tenancy length and any specific concerns — happy to suggest a schedule for your portfolio.
Does the tenant need to be home?
Not necessarily, provided proper notice has been given as required by the tenancy agreement, but many landlords prefer the tenant present.
What happens if something's found?
It's flagged clearly in the report with photos, so the landlord or agent can arrange a repair or a conversation with the tenant before it becomes a bigger issue.
